To what extent will each co-owner be able to control which home he/she will use on any particular visit?

At each resort all units are identical in every way apart from location within the resort and each reservations request will be confirmed in the available identical unit.

Are each co-owner's costs and responsibilities limited to the home or homes he/she will use, or do they extend to homes that only other owners will use?

All resort management costs are shared equally amongst the owners for each week of fractional ownership.

What is the per-night cost when one adds up all of the annual costs (including management fees and dues) and divides them by the number of days of use each year?

Example: For a 2 Bed unit (min. sleep 4 pax) the total cost per week = 15,000/ week annual management fee plus utility charge (on usage only) of Kshs. 10,500/ week.

Total cost / week = Kshs. 25,500

Total cost / night  = Kshs. 3,650

Total cost / night / pax = Kshs. 910

Will the co-owners have any control over how costs (particularly management fees and dues) increase over time and how the property is managed and maintained?

At the AGM an owners’ committee is appointed by the owners. This committee works alongside the management company to protect owner’s rights / costs.

To what extent are co-owners free to rent out the shared property and control the rent charged?

All owners have the right to rent out their fractional ownership rights each year and retain 100% of rental income – less only the daily utility charge.

Can a fractional owner vacation somewhere else, and how easy is it to get the desired location and dates?

Why would a vacation home buyer consider shared ownership of a vacation home or resort property?

Although many people dream of owning vacation property, most either can’t afford the type of property they want, or reason that they would not use the vacation home often enough to justify the expense. Fractional ownership provides a solution to these problems by allowing each co-owner to pay only a fraction of the costs and ongoing expenses of vacation home ownership, and share the risks of unforeseen maintenance problems and value depreciation with others. Of course, in exchange for spreading the costs and risks, the owner gives up some of the usage rights and freedoms of whole ownership. But job and school commitments prevent most people from using a vacation home more than a few weeks or months each year, and some loss of freedom and control is often an acceptable sacrifice for the huge cost savings.

Am i restricted only to my home resort in kenya?

As a fractional owner, you aren’t limited to one resort. You become part of the growing family which currently has three resorts; two in Malindi and one in Nakuru. Which means that you may stay at any of the three resorts at no extra cost as long as it is within your fractional allocated period.
